In April 2026, 414 homes were sold across the region. This represents a 27% increase from March and a 6% decline compared to April 2025. The strong month-over-month gain reflects the spring market gaining momentum, while sales activity remained slightly below last year’s pace.
The median sale price rose to $655,000, up 3% from March and essentially flat compared to April 2025. The median list price increased to $639,900, a 2% gain month over month and 1% higher than last year. These figures suggest pricing remains stable as both buyers and sellers continue to show confidence heading into the busy season.
Homes sold for an average of 102% of asking price, up one point from March and unchanged from April 2025. Competitive market conditions continued, with many homes still receiving strong offers at or above list price.
Total sales volume reached $319.2 million, a 32% increase from March, though still 7% lower than April 2025. The month-over-month jump was driven by increased closings and continued price strength as seasonal demand accelerated.
Homes spent a median of 21 days on the market, seven days fewer than March and one day longer than last year. This indicates homes are moving more quickly as the spring market heats up, though buyers remain slightly more measured compared to last year’s pace.
Year to date, 1,364 homes have sold, up 44% from March’s running total and 6% fewer than at this point in 2025. While year-to-date sales remain modestly behind last year, the sharp increase in activity suggests improving momentum moving deeper into the spring market.
