In June 2026, 750 homes were sold in Essex County, Massachusetts. This represents a 41% increase from May and a 5% increase compared to June 2025. The sharp month-over-month increase reflects the continued strength of the summer selling season, while the year-over-year gain indicates that buyer activity has outpaced last year's market.
The median sale price rose to $730,000, up 6% from May and 1% higher than June 2025. The median list price increased to $699,997, up 4% month over month and 1% from last year. These figures suggest home values continue to appreciate steadily despite ongoing affordability challenges, supported by strong demand and limited inventory.
Homes sold for an average of 102% of asking price, unchanged from May but down one percentage point from June 2025. Competitive bidding remains common across Essex County, although buyers appear to be slightly more measured than they were during last year's peak market.
Total sales volume reached $641.6 million, a 46% increase from May and an 8% increase compared to June 2025. The substantial increase was driven by a significant rise in closed transactions along with continued price appreciation, making June one of the strongest months of the year.
Homes spent a median of 21 days on the market, one day longer than May and three days longer than June 2025. While homes are taking slightly longer to sell than they did a year ago, the market continues to favor sellers as well-priced properties attract strong buyer interest.
Year to date, 2,647 homes have sold, up 40% from May's running total but 4% fewer than at this point in 2025. Although year-to-date sales remain slightly below last year's pace, the strong performance in June demonstrates continued momentum as the Essex County market moves through the peak summer selling season.
