While the number of sales stayed strong, prices also continued to climb. The median sale price held steady at 647,500 dollars, unchanged from the previous month and 8 percent higher than one year ago. The median list price rose to 629,900 dollars, which is 2 percent higher than in March and 8 percent higher year over year.
Homes sold for 102 percent of asking price, which is the same as March and slightly below the 103 percent average in April 2024. Total sales volume reached 326.5 million dollars. That is a 23 percent increase compared to last month and 13 percent more than a year ago.
Homes spent an average of 20 days on the market, one day fewer than in March and two days more than last April. So far this year, 1,423 homes have sold. That is 42 percent more than in March and 3 percent more than at this point last year, which points to a competitive and active spring market.
