Homes sold for an average of 102% of asking price, down one percentage point from May and June 2025. Buyers continue to compete for well-priced homes across Middlesex County, though the slight decrease in the sale-to-list price ratio suggests a more balanced negotiation environment compared to last year's market.
Total sales volume reached approximately $1.69 billion, a 25% increase from May and 2% higher than June 2025. The month-over-month increase was driven primarily by a significant rise in closed transactions, with continued strength in overall home values supporting total market activity.
Homes spent a median of 20 days on the market, one day longer than May and three days longer than June 2025. Properties continue to sell quickly, though the additional time on market suggests buyers may have slightly more opportunities to evaluate options compared to the faster-paced conditions of last summer.
Year to date, 5,887 homes have sold, up 38% from May's running total and 1% fewer than at this point in 2025. While overall activity remains slightly below last year's pace, the strong performance in June demonstrates continued market strength as Middlesex County moves deeper into the summer selling season.
