In February 2026, 588 homes sold across Middlesex County, down 12% from January and 2% lower than February 2025. The modest decline reflects the typical winter slowdown in transaction activity as the market gradually transitions toward the spring season.

The median sale price came in at $730,000, a 6% decrease from January and 3% lower than February 2025. The median list price was $739,000, down 7% month over month but 2% higher than last February. While prices softened slightly compared to January’s levels, list prices remaining higher than last year indicate continued long term price resilience in the market.

Homes sold for an average of 100% of asking price, unchanged from January but two points lower than February 2025, suggesting buyers and sellers remain closely aligned while negotiations continue to land near list price.

Total sales volume reached approximately $538.6 million, representing an 18% decrease from January and 5% lower than February 2025, largely driven by the month over month drop in the number of closed transactions. Homes spent a median of 31 days on the market, one day fewer than January but 10 days longer than last year, indicating a slightly slower pace compared to the more competitive conditions seen early in 2025.

Year to date, 1,256 homes have sold, 5% fewer than at this point last year. While activity remains slightly behind the pace set in early 2025, market momentum typically builds as inventory and buyer activity increase heading into the spring market.
