In May 2026, 1,269 homes sold across Middlesex County. This represents a 33% increase from April and a 4% decline compared to May 2025. The strong month-over-month gain reflects peak spring market activity, while overall sales remained slightly below last year's level.

The median sale price rose to $835,000, up 1% from April but 3% lower than May 2025. The median list price held steady at $799,900, essentially unchanged from April and 4% lower than last year. These figures suggest home values remain relatively stable, though pricing has softened modestly compared to the highly competitive market conditions seen in 2025.

Homes sold for an average of 103% of asking price, unchanged from April and matching May 2025. Competitive market conditions continued throughout the county, with many homes still attracting multiple offers and selling above list price.

Total sales volume reached approximately $1.34 billion, a 33% increase from April and 5% lower than May 2025. The significant month-over-month increase was driven by a sharp rise in closed sales as the spring market reached full strength.

Homes spent a median of 19 days on the market, one day fewer than April but two days longer than last year. This indicates homes are continuing to sell quickly, although buyers are taking slightly more time to make purchasing decisions compared to the pace seen during May 2025.

Year to date, 4,257 homes have sold, up 42% from April's running total and 4% fewer than at this point last year. While year-to-date activity remains modestly behind 2025 levels, the substantial increase in May sales reflects continued market momentum heading into the summer season.
