In July 2026, 1,940 homes sold across New Hampshire. This represents a 2% decrease from June but a 6% increase compared to July 2025. While sales activity eased slightly from the previous month, transaction levels remained ahead of last year's pace, reflecting continued strength in the summer housing market.
The median sale price remained steady at $550,000, unchanged from June and 8% higher than July 2025. The median list price increased to $549,900, up 2% from June and 10% compared to last year. These gains demonstrate continued appreciation across the state, with strong buyer demand supporting elevated home values.
Homes sold for an average of 100% of asking price, down slightly from 101% in June but unchanged from July 2025. While competition has eased slightly from the previous month, well-priced homes continue to attract strong buyer interest and sell close to list price.
Total sales volume reached approximately $1.28 billion, a 1% increase from June and a 16% increase compared to July 2025. The year-over-year growth reflects both increased transaction activity and continued appreciation in home values across New Hampshire.
Homes spent a median of 8 days on the market, one day longer than June and unchanged from July 2025. Properties continue to move quickly statewide, highlighting ongoing demand and limited inventory conditions.
Year to date, 9,293 homes have sold across New Hampshire in 2026, up 26% from June's running total and 5% ahead of this point in 2025. With sales activity and home values continuing to outperform last year, the New Hampshire housing market remains strong as it moves through the peak summer selling season.
