Within four days we saw the house, put in an offer and had it accepted what a whirlwind !!! We are So Happy it is the perfect home, every box was checked !!!Then, we had to sell our current home which turned out to be quite challenging. Kate never lost hope. We had three offers that did not work out and we were now heading into the holidays and winter which was Not a good combination.We were very concerned and getting a little depressed but, Kate was always positive and up-beat and always made us feel better after speaking with her. “My wife and I moved from Virginia into a rental in November 2024. We fell in love with New Hampshire and Wolfeboro specifically so we started looking for a house in February 2024.I was not working with Kate originally but met her and was very impressed by her. She made me feel understood and talked to me like a peer and a friend which was not how I was treated with my realtor at the time. 3-4 times of my realtor at the time making me feel inadequate because I was not an “all cash buyer” and had to get a mortgage, plus the fact he would tell other parties I was not interested in a home even without consulting me. She actually worked with us to help us find the right fit. Instead of shooting down every property I sent them, she worked with us to find certain things we should be looking for in regards to taxes, school districts, etc. She also set us up with a new lender when the lender we connected with from our first agent recommendation said we would have to do some sort of backdoor loan with a bad interest rate and 20% down.I am self employed so securing a loan is always tricky but with the new lender we were able to work through everything and get a good rate with less than 10% down in the town we really loved, all without having to sell our other home in Virginia which is something we really wanted to avoid doing. .We looked at several houses but found one that was a great fit right around our budget in May. Kate walked us through how to set up the offer to appeal most to the things that the seller would be looking for. And guess what, Kate nailed it. The tips she gave us helped us win the sellers favor and we were able to beat out several other offers without having to do a whole bidding war. We closed on the house in the middle of June and we have been here and loving having our own place for a little over a month now.I am beyond blessed that we met Kate because I am fairly confident that we would not be in a house right now without her.
