In June 2026, 343 homes were sold across York County. This represents a 30% increase from May and a 14% increase compared to June 2025. The continued rise in sales activity reflects a strong summer selling season, with transaction volume now exceeding last year's pace.

The median sale price decreased slightly to $545,000, down 1% from May but 8% higher than June 2025. The median list price also declined to $541,000, down 1% month over month but 8% above last year. These figures indicate that while prices have moderated slightly from May's peak, York County continues to experience healthy year-over-year appreciation supported by steady buyer demand.

Homes sold for an average of 100% of asking price, unchanged from May and June 2025. The balanced sale-to-list price ratio suggests buyers and sellers remain relatively aligned, with well-priced homes continuing to attract strong interest while negotiations remain measured.

Total sales volume reached approximately $229.5 million, a 39% increase from May and 17% higher than June 2025. The significant month-over-month growth was driven by an increase in closed transactions along with continued strength in home values, resulting in stronger overall market activity.

Homes spent a median of 11 days on the market, unchanged from May and three days longer than June 2025. Properties continue to sell quickly throughout York County, though buyers appear to have slightly more time to evaluate options compared to last year's faster-moving market.

Year to date, 1,281 homes have sold in York County in 2026, up 37% from May's running total but 3% fewer than at this point in 2025. While sales activity remains slightly below last year's pace, the strong June performance, rising home values, and continued buyer demand indicate a resilient market heading into the summer season.
