In May 2026, 219 homes were sold across York County. This represents a 16% increase from April but a 32% decline compared to May 2025. While sales activity improved as the spring market progressed, transaction volume remained well below last year's level.

The median sale price rose to $549,000, up 12% from April and 7% higher than May 2025. The median list price increased to $549,000, a 13% gain month over month and 8% higher than last year. These figures indicate that home values continue to strengthen despite lower sales activity, reflecting ongoing demand for York County properties.

Homes sold for an average of 99% of asking price, down one percentage point from April and one point lower than May 2025. While buyers and sellers remain relatively aligned on pricing, negotiating leverage appears to have shifted slightly toward buyers compared to both the prior month and last year.

Total sales volume reached approximately $136.6 million, a 15% increase from April but 32% lower than May 2025. The month-over-month gain was driven by higher prices and increased closings, though overall volume remained significantly below last year's exceptionally strong performance.

Homes spent a median of 11 days on the market, unchanged from April but four days longer than May 2025. Properties continue to move relatively quickly, though buyers are taking more time to make purchasing decisions than they were during the faster-paced market conditions seen last year.

Year to date, 892 homes have sold in York County in 2026, up 33% from April's running total but 13% fewer than at this point last year. While year-to-date activity remains below 2025 levels, rising prices and steady market demand suggest the county's housing market remains fundamentally healthy as it moves into the summer season.
